The honest model

Your first 3 bookings are free.
However long it takes.

No 14-day countdown. No card on file at signup. List your villa, take real bookings from real guests, and only start paying when Bukavilla has actually delivered three of them.

Subscription kicks in on booking number four — auto-charged from a card you add at your own pace. Add it at signup, after your first booking, anytime. We'll remind you at bookings two and three.

If booking four arrives and there's no card on file, your villa's page goes private — guests can no longer view or book it. Your data stays intact: photos, calendar, guest history, subdomain, everything. Add a card and your page is public again instantly.

Tier by villa rate

Your tier is set by your average nightly rate

There's nothing to choose. A villa renting at $180/night and one renting at $850/night have very different economics — so they pay different fees. The platform stays affordable for the small operator and fair for the luxury portfolio.

Every tier includes the full platform. Higher tiers don't unlock features — they reflect that bigger villas earn more, and we scale with you.

How it works

From sign-up to your fourth booking

1

Sign up free. No card.

List your villa, declare your average nightly rate, get your subdomain. Three minutes.

2

Take your first 3 bookings — on us.

Confirmed paid bookings only. Cancellations and no-shows don't count. We'll nudge you at bookings two and three to add a card.

3

Subscription begins on booking four.

If you've added a card, you're auto-charged at your tier rate and your page keeps running. If you haven't, your page goes private until you add one. Either way, your data is preserved.

4

Reviewed quarterly. 30 days' notice.

We recalculate your ADR from a trailing 90-day rolling average of confirmed bookings. If your tier changes upward, you get 30 days' warning and one full grandfather quarter at your old rate.

A note on currency

USD reference, local billing

All ADR thresholds reference USD. Your subscription is billed in your local currency at the prevailing mid-market rate, recalculated quarterly. Your dashboard, invoices, and reports show prices in your chosen currency throughout — IDR, EUR, GBP, AUD, and others.

Common questions

The fine print, plain

What counts as a free booking?

Confirmed paid bookings only. Inquiries, cancellations, and no-shows don't count toward your three.

What if I take three bookings without adding a card?

Your villa's public page goes private — guests can no longer view or book it. Nothing is deleted: photos, calendar, guest history, dashboard, and subdomain are all preserved exactly as you left them. Add a card any time and your page is public again instantly.

Do you ever take a cut of bookings?

Never. You keep 100%. Standard payment processor fees apply (Stripe ~2.9%, DOKU varies) — those go to them, not us.

How is my tier determined?

Your villa's average daily rate (ADR) in USD. You declare a starting rate at signup; once you have 90 days of bookings, we recalculate from real data.

How is ADR calculated after 90 days?

Trailing 90-day rolling average of confirmed paid bookings, weighted by nights. Cancellations and refunds are excluded. We use the booking value net of any guest discount you offered, divided by total nights booked.

What if my ADR moves between quarters?

If the recalculation moves you to a higher tier, you get 30 days' notice and one full quarter grandfathered at your old rate. If it moves you to a lower tier, the change applies on your next billing cycle — no waiting.

What about seasonal villas with high and low season rates?

The 90-day window naturally weights by recent activity. If your peak season just ended, your tier reflects that. As you accrue more history, the rolling average smooths out.

When should I add a card?

Whenever you like — at signup, after your first booking, or right before your fourth. Adding it earlier just means your page keeps running without interruption when subscription kicks in. Nothing is charged until booking four. Most owners add a card after their first or second booking, once they're confident the platform works for them.

Can I cancel anytime?

Yes. Monthly billing, no contract. Your subdomain stays live until end of billing period. Your data is retained for 90 days after cancellation, in case you change your mind.
