Bukavilla connects you directly with villa owners. No middleman, no commission markup — and the owners of every villa here have agreed to a clear set of commitments to the guests who book with them.
Here’s what your villa owner promises when you book through Bukavilla.
What your owner commits to
The villa will match its listing
If you arrive and the villa is materially different from what was advertised — fewer bedrooms, no pool when one was promised, the property is unsafe or uninhabitable — your owner has committed to refunding your payment and helping you find an alternative.
“Materially different” means significant misrepresentation. Minor cosmetic differences are not covered.
Your booking won’t be cancelled at the last minute
Owners commit to honoring confirmed bookings. If they cancel within 7 days of your arrival, they’ve agreed to refund your full payment and help you find a comparable villa.
Your payment is handled by regulated processors
Every payment on Bukavilla is processed by Stripe or DOKU. Your money isn’t sent directly to the owner — it flows through regulated payment infrastructure with chargeback protection through your card issuer. Bukavilla never sees or stores your card details.
Your owner is verified
Every villa on Bukavilla has had its owner verified through proof-of-ownership of their existing listing on Airbnb, VRBO, or Booking.com. The “Verified Owner” badge means we’ve confirmed they actually control the property they’re listing.
What’s not covered
- Personal preference. If the villa matches its listing accurately but you don’t enjoy your stay, that’s not a refundable issue.
- Things visible in the listing. Road noise audible in the listing video, distance from the beach shown on the map, missing amenities not advertised — read carefully before booking.
- Cancellations within the owner’s stated policy. Each villa has its own cancellation terms, set by the owner and visible before you book.
- Force majeure. Natural activities, government restrictions, and similar events are handled case by case between you and the owner.
How to handle issues
If something goes wrong during or after your stay, contact your villa owner directly first — their contact details are in your booking confirmation. Most issues are resolved on the spot.
If you can’t reach the owner or the issue isn’t being resolved, reply to your booking confirmation email and we’ll help facilitate the conversation. Bukavilla doesn’t run a customer support team, but we will assist with verification disputes and confirm what the owner committed to.
How Bukavilla fits in
Bukavilla is the platform that connects you with the owner. We verify owners, we host the listing, we handle the payment infrastructure. We don’t operate the villa, we don’t manage the stay, and we’re not a party to your booking — that’s between you and the owner.
This is the trade-off of booking direct: you save money because there’s no commission markup, and in exchange you have a direct relationship with the person who actually owns the property. The Promise above is what every owner on Bukavilla has agreed to honor as a condition of listing here.
